Whether you’re a first-time renter or an experienced tenant, finding the right rental property can be a challenge without the proper framework.

Below are the typical steps taken during the rental process. Following these steps with the support of the ICONIC team to ensure your rental process is smooth and stress-free.

Familiarize Yourself with Alberta's Residential Tenancy Law

Before renting a property in Edmonton, it is important to understand the requirements set out in Alberta's Residential Tenancy Act. This act outlines the rights and responsibilities of both landlords and tenants, the rules around rent increases, and other legal obligations that must be followed when renting a home or apartment. Taking the time to familiarize yourself with these laws will help ensure that you are entering into a fair and legally-binding agreement with your landlord.

Determine Your Budget

The first step in finding an apartment or house to rent is determining how much you can afford to pay for rent each month. This number should include not only your monthly rent payment but also any additional costs such as utilities, parking fees, pet deposits, and more. Once you have determined your budget, you can start searching for rental properties within your price range.

When looking for a rental property, it is important to research potential neighborhoods to ensure that they are safe and have all of the amenities you need close by. Consider factors such as access to public transportation, nearby grocery stores, parks and recreation centers, schools, restaurants, shops, etc., as well as crime rates in the area before making a decision on where to look for rentals.

Be sure to read over any documents provided by the landlord thoroughly before signing anything so that there aren't any surprises down the road!

Gather Necessary Documents & Sign Lease Agreement

Before officially signing a lease agreement make sure that you have all necessary documents ready such as proof of income , references from previous landlords , valid identification , etc . Once everything has been gathered sign the lease agreement ensuring both parties understand their rights and responsibilities under Alberta's Residential Tenancy Act .  

Pay Security Deposit & First Month's Rent

Once all paperwork has been completed it's time to pay both security deposit and first month's rent . Security deposits are typically refundable if no damage is done during tenancy while first month's rent must be paid upfront prior move-in date . Depending on situation landlord may require postdated cheques or automatic withdrawals from bank account so be sure discuss payment options beforehand!
