I refused to write the offer.
The foundation was failing. The furnace was at end of life. The structure had serious problems they couldn't see and couldn't afford to fix. They had big dreams and a tight budget, and that house would have quietly destroyed both.
They were frustrated with me, and that's okay. I knew this is exactly what they hired me for.
Two years later they bought a better house. One they could afford to maintain, one they were proud of, not just on moving day, but after.
That's my metric. Not the close, and never the commission. Whether my clients make a decision they'll still be proud of five years from now, and whether I gave them advice I would stand behind.
